Las Vegas Housing Market October 2026: Prices, Inventory and 7% Mortgage Rates

October 16, 2026

Short answer: The Las Vegas housing market is cooling but not falling. The median single-family price was $475,000 in August 2026, down 1% from a year ago. About 7,590 homes were on the market without offers, up 5.3%, which is roughly 4.5 months of supply. The 30-year mortgage rate jumped to 7.28% on October 1, its highest level since October 2023. For buyers, that means more choice and more room to negotiate. For sellers, pricing against today’s competition matters more than it has in years.

Are Las Vegas Home Prices Going Down?

Slightly, and only from a record high. The single-family median hit a record $490,000 in May and June 2026, then eased to $480,000 in July and $475,000 in August. That is a 1% drop from August 2025. Condos and townhomes held about flat at $299,900, up 0.6% for the year. This is a market that is leveling off, not one that is crashing. Distressed sales, meaning short sales and foreclosures, were only about 1% of transactions.

Prices also look different depending on where you are. In Henderson, Redfin shows a median sale price of about $495,000 for the three months ending in August, basically flat for the year. Summerlin ZIP codes range from about $400,000 to $900,000. I break those down in what your budget buys in Summerlin.

How Much Inventory Is on the Market?

Inventory is building. Las Vegas REALTORS counted 7,590 single-family homes listed without offers at the end of August, up 5.3% from a year earlier, plus 2,714 condos and townhomes, up 6%. At just over 4.5 months of supply, we are moving toward a balanced market, which most economists put at about six months.

Homes are also taking longer to sell. In August, 74.8% of single-family homes sold within 60 days, down from 77.5% a year earlier. Redfin data shows about 39% of homes in Las Vegas and Henderson had a price cut before selling. When I see numbers like that, I tell sellers the same thing: the homes around you that are still for sale are your real comps now. I explain why in why active listings now matter as much as sold comps.

What Are Mortgage Rates Right Now?

The 30-year fixed rate averaged 7.28% in Freddie Mac’s survey on October 1, 2026, up from 7.03% the week before and 6.34% a year ago. The 15-year fixed averaged 6.60%. The jump followed the Federal Reserve’s September 16 decision to raise its benchmark rate by a quarter point to a range of 3.75% to 4.00%, its first increase since 2023. The Fed pointed to inflation that is still running above its 2% goal, and its projections suggest more increases are possible.

On a $475,000 home with 10% down, the difference between a 6.34% rate and a 7.28% rate is roughly $270 a month in principal and interest. That is enough to push some buyers to a lower price range or to the sidelines, which is part of why sales are slowing. I covered the first wave of this in mortgage rates top 7%.

What This Means for Las Vegas Sellers

You can still sell well in this market, but the margin for error is smaller. Buyers have more homes to choose from and higher payments, so they compare everything. The listings that sell quickly are priced right from day one, show well and stand out online. The ones that sit usually started too high and then chased the market down with price cuts. What This Means for Las Vegas Buyers

Buyers have leverage they did not have a year ago. More inventory and longer market times mean you can ask for repairs, closing cost credits or a rate buydown, especially on homes that have been listed for 45 days or more. New home builders are offering below-market rates on select homes, which I cover in my 2026 guide to new construction in Las Vegas. First-time buyers should also look at Nevada’s Home Is Possible programs.

What I’m Watching Next

Las Vegas REALTORS should release September numbers in the next week or so, and I expect them to show the same pattern: prices close to flat, inventory up and sales slower. I am also watching the Fed’s December meeting, Las Vegas tourism, which was down 4.3% in August, and big projects like the Athletics ballpark and Hard Rock on the Strip that are adding construction jobs. You can read more about those in my A’s ballpark and Strip update.

Update: September numbers are now out. For the latest data by area and ZIP code, see my Las Vegas housing market report, updated every month, and my fall 2026 market update.

Frequently Asked Questions

What is the median home price in Las Vegas right now?

The median price of an existing single-family home in Southern Nevada was $475,000 in August 2026, according to Las Vegas REALTORS. That is down 1% from a year earlier and below the record $490,000 set in May and June 2026. The condo and townhome median was $299,900.

Is the Las Vegas housing market crashing?

No. Prices are down about 1% from a year ago, and distressed sales are only about 1% of transactions. Inventory is rising and homes are taking longer to sell, which points to a cooling, more balanced market rather than a crash.

Is it a buyer’s or seller’s market in Las Vegas?

With about 4.5 months of supply, Las Vegas is close to balanced and shifting toward buyers. Buyers have more choice and negotiating room than a year ago, while well-priced homes in popular areas still sell.

What are mortgage rates in Las Vegas today?

Las Vegas rates follow national rates. Freddie Mac’s weekly survey put the 30-year fixed at 7.28% and the 15-year fixed at 6.60% on October 1, 2026. Your rate depends on your credit, down payment and loan type.

Will Las Vegas home prices drop in 2027?

No one can predict that with certainty. Rising inventory and higher rates are putting mild pressure on prices, but limited buildable land and steady population growth have supported Las Vegas values. Most local data points to flat to slightly lower prices in the near term rather than a sharp drop.
