Is Now a Good Time to Sell My House in Las Vegas? A Fall and Winter Guide

September 30, 2026

Updated September 2026.

Now is a good time to sell your Las Vegas home if you need to move in the next six months and you price it to today’s market. Waiting for spring can bring more buyers, but it also brings more competing listings, and there’s no guarantee rates or prices will be better. In August 2026 the median single-family price was $475,000, down just 1% from a year ago, and three out of four homes still sold within 60 days.

What is the best time of year to sell a house in Las Vegas?

Spring is traditionally the busiest season, when families time moves around the school year. But Las Vegas isn’t a typical market. Our mild winters bring relocating buyers, retirees and snowbirds from colder states, and fall and winter buyers tend to be serious. Nobody tours homes in December for fun.

The trade-off is simple:

  • Fall and winter: fewer buyers, but fewer competing listings and more motivated shoppers.
  • Spring: more buyers, but more sellers list too, so you compete with more homes.

What does the 2026 market data say?

According to Las Vegas Realtors, Las Vegas had 7,590 single-family homes for sale without an offer in August 2026, up 5.3% from a year earlier, or 4.5 months of supply. Mortgage rates reached 7.03% on September 24 (Freddie Mac). Supply has been rising, which means waiting could put you up against even more listings next year. Who should sell now?

  • You’re relocating for work or family and need to be settled by early next year.
  • You’ve already bought your next home, or you’re carrying two payments.
  • You’re downsizing and want to lock in your equity while prices are near their highs.
  • You own a rental you’re ready to exit, especially if a tenant’s lease ends this winter.

Who should wait until spring?

  • Your home needs work you can finish over the winter, like flooring, paint or landscaping.
  • You have no deadline and your ideal buyer is a family timing a move to the school year.
  • You’re close to the two-year mark for the federal capital gains exclusion on a primary residence. Ask your CPA.

How do I sell a house in Las Vegas during the holidays?

  1. Price it right from day one. Winter buyers compare carefully. An overpriced home in December often sits until spring.
  2. Keep holiday decor light. A wreath and a few lights feel warm; a room full of decorations hides the space.
  3. Make showings easy. Buyers traveling for the holidays may only have a day or two to see homes.
  4. Offer help with the payment. With rates above 7%, a rate buydown or closing-cost credit can set your home apart from the competition.
  5. Use great photos and video. Out-of-state buyers often shortlist homes online before they fly in.

Frequently asked questions

Is fall a good time to sell a house in Las Vegas?

Yes, for sellers who price well. Fall buyers are usually motivated, and there’s less competition from other listings than in spring.

Should I wait for mortgage rates to drop to sell?

Lower rates bring more buyers, but also more sellers. Nobody can reliably predict when rates will fall, so if you need to move, it usually makes more sense to sell on your timeline.

How long does it take to sell a home in Las Vegas in the winter?

A well-priced home can still go under contract in weeks. In August 2026, 74.8% of Las Vegas single-family homes sold within 60 days.
