Neighborhoods around the lake
SouthShore is the guard-gated side of the lake, with custom estates, lakefront homes and the private SouthShore Country Club. MonteLago Village is the walkable, Mediterranean-style center with condos, shops, restaurants and the marina. The Falls, Portofino, Reflection Bay and the North Shore offer golf course and view homes, and newer neighborhoods like Verona and Incanta Lago bring new construction to the community.
Golf, resorts and life on the water
Reflection Bay Golf Club is a public Jack Nicklaus design that opened in 1998 and was renovated in 2023. SouthShore Country Club is a private Nicklaus course with separate membership. The Hilton Lake Las Vegas Resort & Spa and The Westin Lake Las Vegas sit on the water, and MonteLago Village hosts restaurants, events and the marina.
The lake is built for quiet recreation: kayaks, paddleboards and electric boats rather than gas-powered boating, and swimming is limited to designated resort and beach club areas. Rules come from the master association, so confirm current boating and dock rules for any home you’re considering.

Builders active in the community include Del Webb (a 55+ neighborhood of single-story homes), Taylor Morrison and Beazer at Verona, Pulte at Westlight and Toll Brothers at Incanta Lago. Builder pricing and incentives change month to month. HOA dues and assessments
Every home pays the Lake Las Vegas master association, most recently published at roughly $459 per quarter, and many neighborhoods add a sub-association fee. SouthShore carries an additional quarterly assessment on top of the master dues. Some newer parcels also pay a Local Improvement District (LID) assessment twice a year. I confirm the exact dues, transfer fees and any LID payoff on every home before my buyers write an offer.
Schools and commute
Lake Las Vegas is served by Clark County School District schools including Josh Stevens Elementary, B. Mahlon Brown Academy (middle school) and Basic Academy (high school). Zoning varies by address, so confirm with the CCSD zoning search. The Strip is about 25 to 30 minutes away depending on traffic, and Henderson Hospital and downtown Henderson are close by.
