A short history

American Nevada Corporation, the Greenspun family’s development company, opened Green Valley in 1978, years before Summerlin. The community grew south through the 1980s and 1990s, and Green Valley Ranch began in 1994. The result is a mature area with established trees, a wide mix of home ages and prices, and shopping and dining already built out.

Guard-gated enclaves

Green Valley’s guard-gated neighborhoods include The Fountains, Quail Ridge, Hillsboro and the Grand Legacy communities along Legacy Golf Course. Green Valley Ranch itself is an open master plan, with some card-gated sub-associations. Gated enclaves carry higher HOA dues, so compare the full monthly cost, not just the price.

HOA dues

Most Green Valley Ranch homes pay a master association fee plus a sub-association fee that varies by neighborhood. Older parts of Green Valley have a mix of small HOAs and some homes with no HOA at all. Because published figures vary, I confirm the exact dues, transfer fees and any special assessments on every home before my buyers write an offer.

Shopping, dining and parks

The District at Green Valley Ranch is the area’s walkable shopping and dining center, next to Green Valley Ranch Resort, Spa and Casino. The Galleria at Sunset covers the rest of your shopping. For outdoor time there’s Paseo Verde Park, Cornerstone Park with its fishing lake and dog park, and the Pittman Wash trail, which links neighborhoods across Henderson.

Schools and commute

Green Valley High School and Silverado High School serve much of Green Valley, and parts of Green Valley Ranch are zoned for Coronado High School. Zoning changes, so confirm any address with the CCSD zoning search. From Green Valley you’re minutes from the 215 Beltway, about 15 to 20 minutes from Harry Reid International Airport and about 20 minutes from the Strip.

Selling in Green Valley

Green Valley homes vary more than almost anywhere in the valley. A 1980s home with original finishes and a remodeled one on the next street can be priced $100,000 or more apart. I price every listing from a CMA of closed, active and pending sales near your home, adjusted for pools, remodels and condition.
