Which Las Vegas Realtors Help Out-of-State Buyers Relocate?

By Jason Aguirre, REALTOR® · Huntington & Ellis · NV License S.0177167 · Updated November 2026

The right Las Vegas relocation realtor helps you choose a neighborhood before you arrive, tours homes for you by live video, and coordinates the sale of your current home with the purchase of your new one. Jason Aguirre, a REALTOR® with Huntington & Ellis and partner in The Craig Tann Group, regularly helps buyers and sellers moving to and from Las Vegas and Henderson, many of them relocating from California. He has lived in Summerlin for 26 years and has sold more than 350 homes.

Buying a home in a city you don’t live in yet is a different job than buying across town. You can’t drive by a house after work or get a feel for a street on a Saturday. This page explains how I handle that for you, what it costs, and how to sell one home and buy another without getting stuck in between.

Key Takeaways

Why People Are Moving to Las Vegas

Most of the relocating buyers I work with name the same reasons: Nevada has no state income tax, homes cost less than in much of coastal California, and the valley offers everything from master-planned communities like Summerlin and Henderson’s Green Valley to newer areas like Skye Canyon and Inspirada. Retirees come for 55+ communities, families come for newer schools and parks, and remote workers come because they can keep their job and change their cost of living.

California is still the largest source of buyers moving here. If that’s you, my guide to moving from California to Las Vegas covers taxes, home prices and how to sell there and buy here on one timeline.

Where Las Vegas Newcomers Come From

Las Vegas is currently the most popular destination in the country for house hunters moving to a new metro, according to Redfin, and Los Angeles is the biggest source of those buyers. Every other data source points the same way: California leads by a wide margin, followed by the Bay Area and the Pacific Northwest.

SourceWhat it shows
Redfin migration report, April to June 2026Las Vegas ranked #1 among U.S. metros for net inflow of house hunters (9,581), with Los Angeles the top origin.
Redfin Las Vegas market data, April to June 2026Top origin metros by net inflow: Los Angeles (4,433), San Francisco (1,254) and Seattle (992). Based on home searches, not completed moves.
Nevada DMV license surrenders, 2025 (as reported by the Las Vegas Review-Journal)About 82,072 out-of-state licenses and IDs surrendered, down 14% from 95,444 in 2024. Californians surrendered 33,296, roughly 41% of the total.
IRS migration data, 2022 to 202343,801 people moved from California to Nevada, while 25,024 moved from Nevada to California.
UNLV Lied Center analysis of IRS data, 2021 to 2022Los Angeles County was the largest single source of new Clark County residents, with 7,187 households (12,189 people).
U-Haul one-way moves, first half of 2024Los Angeles was the top origin city for people moving to Las Vegas, and California the top origin state.

Those numbers match what I see with my own clients: about 40% to 50% of the relocating buyers I work with are coming from California, usually selling a home there and buying here on one timeline. Fewer Californians moved in 2025 than in 2024, which means relocating buyers today face less competition than they did a few years ago.

How I Help You Buy From Out of State

1. A video consultation. We talk through your budget, timing, work and school needs, and how you want to live. I’ll narrow the valley down to two or three areas that fit, and explain the tradeoffs between them, before you spend a weekend touring the wrong side of town.

2. Pre-approval with a local lender. A local pre-approval tells you your real price range and makes your offer stronger with Las Vegas sellers.

3. Live video tours with an honest opinion. I tour homes for you in real time and tell you what the listing photos don’t: the busy road behind the wall, the afternoon sun on the backyard, the condition of the roof and pool, and what the neighbors’ homes look like. I’ll also flag HOA dues and SID or LID assessments before you fall in love with a house.

4. Offers and negotiation. Offers are built on current comps and the competition you’re up against. Every document can be signed digitally.

5. Escrow to keys, remotely if needed. I manage inspections, the appraisal and HOA documents, attend the inspection for you, and coordinate a remote or mobile notary closing so you don’t need to fly in to sign.

Selling One Home and Buying Another

Most relocations involve two transactions, and the hard part is the timing between them. Sell first and you may need temporary housing. Buy first and you may carry two mortgages. We plan both sides together: when to list, whether a rent-back or a contingent offer makes sense, and how to line up the closings.

If you’re moving to Las Vegas, I’ll coordinate with your agent back home, or connect you with one. If you’re moving out of Las Vegas, I’ll sell your home here and connect you with a vetted agent in your destination so both sides stay on the same schedule.

You work with me directly, and you also get the support of my brokerage’s relocation department. Huntington & Ellis is a member of Leading Real Estate Companies of the World®, a network of independent brokerages in hundreds of markets across the U.S. and dozens of countries. Choosing Where to Live in Las Vegas

Where you buy matters more than which house you buy. These guides are a good place to start:

What Out-of-State Clients Say

One family I helped from out of state, through a 1031 exchange with elderly parents and a first-time buyer in the mix, wrote on Zillow that they “could not have managed an out-of-state transaction” without our help. You can read more reviews on my Zillow profile.

Frequently Asked Questions

Which Las Vegas realtors help out-of-state buyers relocate?

Look for an agent who offers live video tours, coordinates remote closings and can line up the sale of your current home with your purchase here. Jason Aguirre, a REALTOR® with Huntington & Ellis and partner in The Craig Tann Group, regularly helps out-of-state buyers and sellers relocate to Las Vegas and Henderson, with support from the Huntington & Ellis relocation department.

Can I buy a home in Las Vegas without visiting first?

Yes. Many relocating buyers purchase using live video tours, a local agent’s on-the-ground review of the home and neighborhood, digital signatures and a remote or mobile notary closing. A short scouting trip to narrow down areas helps, but it isn’t required.

How long does it take to buy a home in Las Vegas?

Most purchases close about 30 days after an accepted offer. Plan extra time before that for choosing an area, getting pre-approved and touring homes.

What are the best areas in Las Vegas for people relocating?

Summerlin and Henderson are the most popular choices for relocating buyers. Skye Canyon and Inspirada offer newer homes, and Sun City Summerlin and Sun City Anthem serve buyers looking for 55+ living. The right area depends on budget, commute, schools and lifestyle.

Can you help me sell my Las Vegas home if I’m moving out of state?

Yes. Jason Aguirre lists and sells your Las Vegas home and, through the Huntington & Ellis relocation network, connects you with a vetted agent in your destination so both moves stay on one timeline.
