Inspirada & Cadence Homes for Sale: Henderson’s Newer Master-Planned Communities
Inspirada and Cadence are two of Henderson’s newest master-planned communities, and they’re where many buyers start when they want a newer home with parks, pools and trails built in. Inspirada sits in south Henderson (89044) and Cadence sits on the east side off Lake Mead Parkway (89011). I’m Jason Aguirre, a REALTOR® with Huntington & Ellis (NV license S.0177167), and I help buyers compare new construction and resale in both, and help owners sell against builder competition. Call or text 702-960-2289.

Living in Inspirada
Inspirada was planned around walkable villages and 85 acres of parks, trails and open space. Residents share three heated play pools and three heated lap pools, tennis, basketball and volleyball courts, sports fields, two splash pads, a skate park, two dog parks and a resident community center, with dozens of miles of trails planned. It sits close to St. Rose Parkway and the 215, about 15 miles from the airport.
The base Inspirada assessment is $95 per month. Some areas add to that, such as the Toll Brothers clubhouse collections and the City Homes townhomes. Inspirada also has Local Improvement District (LID) assessments. These are billed twice a year, stay with the property when it sells, and vary by parcel, so I get the exact payoff amount before my buyers write an offer.
The community’s published school list includes Ellis and Wallin elementary schools, Del E. Webb Middle School and Liberty High School, plus a Pinecrest Academy charter campus. Confirm zoning for a specific address with CCSD.
Living in Cadence
Cadence is built around a nearly 50-acre Central Park with two amphitheaters, an adventure playground, splash pads, pickleball and a fitness court, plus a large sports park, neighborhood parks, dog parks and about 30 acres of trails. It’s a couple of miles from downtown Henderson and close to Lake Mead Parkway, I-11 and Lake Las Vegas.
Cadence is still actively building, with national builders such as Lennar, Richmond American, Taylor Morrison, Beazer, Century Communities and Woodside offering new homes, including a 55+ enclave, Heritage at Cadence. That means resale sellers compete with builder incentives, and buyers can often negotiate rate buydowns or closing costs on new construction. Pinecrest Academy Cadence (charter) is inside the community. Check CCSD zoning by address.
Buying new construction? Bring your own agent
The sales rep at a model home works for the builder. If you register with me before your first visit, I can compare incentives across builders, review the lot premium and HOA and LID costs, and walk you through inspections at framing and before closing. In most cases the builder pays the buyer’s agent, so it costs you nothing extra.
Selling in Inspirada or Cadence
Your competition isn’t just other resale homes. It’s the builder down the street offering incentives. I price every listing from a CMA of closed, active and pending sales in your section of the community, then position your home on what a builder can’t offer: finished landscaping, window coverings, upgrades already in place and no wait. Frequently asked questions
Does Inspirada have LID or SID assessments?
Yes. Inspirada has Local Improvement District assessments that are billed twice a year and transfer to the new owner when the home sells. Amounts vary by parcel, so get the exact payoff before making an offer.
Does Cadence have SID or LID fees?
The Cadence developer states there are no SID or LID fees in the community. It’s still smart to confirm for the specific parcel with the City of Henderson or the Clark County Treasurer before closing.
What is the HOA fee in Inspirada?
The base Inspirada community assessment is $95 per month. Some neighborhoods add a sub-association fee, such as the Toll Brothers clubhouse collections and the City Homes townhomes.
Is Inspirada or Cadence cheaper?
Cadence has been slightly less expensive. Redfin reported a median sale price of about $530,000 in Cadence and about $581,000 in Inspirada for the three months ending August 2026. Home size, age and lot all change the comparison, so compare specific homes, not just medians.
Do I need a realtor to buy new construction in Henderson?
You don’t have to, but the builder’s sales rep represents the builder. A buyer’s agent like Jason Aguirre, a Henderson REALTOR® with Huntington & Ellis, can compare incentives, review contracts and coordinate inspections, and is usually paid by the builder. Register your agent before your first model home visit.
