Key Takeaways
Free Las Vegas & Henderson Home Valuation: Quick Recap
- Free, no obligation: Jason’s CMA costs nothing and you don’t have to list your home.
- Fast: your CMA is usually delivered within one business day of sending your home’s details.
- Built from real competition: recent closed sales near you, plus the active and pending listings you’d compete against.
- Adjusted for what moves price here: pools, upgrades, lot size and position, views, condition and HOA or LID costs.
- What you get: a recommended value range, average days on market for homes like yours, and where sellers are asking versus where buyers are paying.
- Why not a Zestimate: online estimates can’t see upgrades, condition or the specific homes competing with yours, and they lag when the market shifts.
Terms on this page: CMA = comparative market analysis, a pricing report built from recent nearby sales and listings. MLS = Multiple Listing Service, the shared database agents use to list and find homes. HOA = homeowners association. LID = local improvement district, an assessment some Las Vegas communities pay along with property taxes.

How much is my home worth in Summerlin?
Summerlin values swing more by village, lot and view than most of Las Vegas. A golf course or Strip view lot can sit hundreds of thousands of dollars apart from a similar size home a mile away, and Sun City Summerlin follows its own 55+ market. That’s why a citywide online estimate is a weak starting point here.
I’m Jason Aguirre, a Summerlin listing agent with The Craig Tann Group at Huntington & Ellis. I’ve lived in 89144 for 26 years and have sold homes across Summerlin, including 801 Canyon Greens in Canyon Fairways, 613 Bianca Bay and 268 Tarragona Breeze. When I price a Summerlin home, I compare it with sales in the same village, then adjust for what Summerlin buyers pay for: views, golf frontage, pools, single story layouts, the age of the home, and HOA and LID costs.
Through September 2026, the median single family sale price was $630,000 in 89144 (Summerlin Centre), $545,000 in 89134 (Summerlin North), $863,785 in 89138 and $990,000 in 89135 (Summerlin South), according to Las Vegas REALTORS® Local Market Updates. In my own 89144, homes took about 38 days to sell and closed at 97.7% of list price. Your home can land well above or below those medians depending on your village and the features above. Why online estimates miss
Automated estimates like the Zestimate work from public records and broad sales data. They can’t see your remodeled kitchen, your pool, your view lot or the home three doors down that just sold with original carpet. In a market that’s shifting, they also lag behind what buyers are paying today. I wrote more about this in what your Zestimate gets wrong.
What’s in your free CMA
Your valuation starts with recent closed sales near your home, then adds the active and pending listings you’d actually be competing against, because in today’s Las Vegas market the homes buyers can choose from matter as much as the ones that already sold. I adjust for the things that move price here: pools, upgrades, lot size and position, views, condition and HOA or LID costs. You’ll get a recommended value range, the average days on market for homes like yours, and a clear picture of where sellers are asking versus where buyers are actually paying.
How it works
First, tell me about your home: the address, any upgrades and your timing. Next, I pull the comparable sales and listings from the MLS and build your CMA, usually within one business day. Finally, we review it together by phone, video or in person. There’s no obligation to list, and plenty of homeowners request a valuation a year or more before they plan to sell.

Frequently asked questions
How much is my home worth in Summerlin, Las Vegas?
It depends heavily on your village, lot and view. Through September 2026, the median single family sale price was $630,000 in 89144, $545,000 in 89134, $863,785 in 89138 and $990,000 in 89135, according to Las Vegas REALTORS®. The most accurate answer for your home is a CMA built from recent sales in your village plus the active and pending homes you’d compete against. Jason Aguirre, a Summerlin listing agent with The Craig Tann Group at Huntington & Ellis who has lived in 89144 for 26 years, prepares free Summerlin home valuations, usually within one business day.
How do I find out what my house is worth in Las Vegas?
The most accurate way is a comparative market analysis from a local agent, based on recent closed, active and pending sales near your home and adjusted for features like pools and upgrades. Jason Aguirre prepares free CMAs for homeowners in Las Vegas and Henderson.
Is a Zestimate accurate in Las Vegas?
A Zestimate is a useful starting point, but it can’t see upgrades, condition, views or the specific homes competing with yours, and it can lag when the market shifts. A CMA from a local agent is usually more accurate.
Is a home valuation free?
Yes. Jason Aguirre’s CMA is free and there’s no obligation to list your home.
What’s the difference between a CMA and an appraisal?
A CMA is prepared by a real estate agent to help you price your home for the market, and it includes active and pending competition. An appraisal is done by a licensed appraiser, usually for a lender during a purchase or refinance, and relies mainly on closed sales.
How long does a home valuation take?
Jason usually delivers a CMA within one business day of receiving your home’s details, then reviews it with you by phone, video or in person.
