Henderson vs. Summerlin: Which Is Right for You? (2026 Comparison)

October 3, 2026

Henderson or Summerlin? I get this question more than any other from buyers relocating to Las Vegas, and from local sellers deciding where to move next. They are the two most popular places to live in the valley, they sit on opposite sides of it, and they feel different the moment you drive in. Here is the honest side-by-side I give my own clients, with fall 2026 numbers.

The Short Answer

Choose Summerlin if you want one master-planned community with consistent design, an enormous trail and park system, cooler temperatures and Red Rock Canyon in your backyard, and you are comfortable paying more for it. Choose Henderson if you want more price range, a full-service city with its own government and services, a wider mix of master plans and older custom neighborhoods, and quicker access to the airport and Lake Mead.

Price: What the Gap Really Means

Henderson’s median sale price was $491,000 from July through September 2026. Summerlin spans several ZIP codes, and over the same months its medians ranged from about $401,000 in 89145 to about $900,000 in 89135. The top of that range is pulled up by luxury enclaves like The Ridges and Red Rock Country Club, while Henderson’s includes older neighborhoods with smaller homes. When I compare similar homes, such as a newer 2,200-square-foot single-family home in a master plan, the gap usually narrows to something more like 10% to 20%.

Where Henderson clearly wins on price is entry-level product. If your budget is under $450,000 and you want a detached home, you will find far more choice in Henderson. In Summerlin, that budget mostly buys a condo, townhome or an attached home in Sun City Summerlin.

Lifestyle and Feel

Summerlin

Designed from the ground up with villages, a unified look, 300+ parks and Downtown Summerlin as its hub. It feels planned, green and orderly, with the mountains close by.

Henderson

A real city with distinct areas: Green Valley’s established neighborhoods, Anthem’s hillside views, Inspirada and Cadence’s newer homes, and resort living at Lake Las Vegas.

Weather

Summerlin’s higher elevation usually runs several degrees cooler than the valley floor, which you notice on summer evenings. Henderson sits lower and runs warmer.

Commute

Summerlin is about 15 to 20 minutes from the Strip and about 25 to Harry Reid Airport. Henderson is roughly 15 to 25 minutes to both, with Green Valley the closest.

Schools

Both are served by the Clark County School District, so school quality depends on the specific address, not the city. Summerlin has strong options like Palo Verde High School and West Career and Technical Academy nearby, plus private schools such as The Meadows School and Bishop Gorman. Henderson has well-regarded schools including Coronado and Foothill high schools, and charter options like Pinecrest Academy in Inspirada. Always check CCSD zoning for the exact home before you commit.

Safety

Henderson has repeatedly ranked among the safest large cities in the country, including third in a 2023 MoneyGeek ranking. Summerlin is part of the City of Las Vegas and unincorporated Clark County, so it is not ranked as its own city, but it is generally considered one of the lower-crime areas of Las Vegas. As with schools, safety varies block by block, so look at the specific neighborhood.

Property Taxes and HOA Costs

Nevada property taxes are assessed at 35% of taxable value, and owner-occupied homes are protected by a 3% annual cap on tax increases. Rates differ slightly by tax district, so Henderson, City of Las Vegas and unincorporated Summerlin South addresses will not have identical bills. Summerlin homes all pay a master association assessment, and many newer homes in both areas carry a special improvement district (SID) balance. My Las Vegas and Henderson HOA guide explains what to check.

Which One Is Better for Resale?

Both hold value well. Summerlin has a brand premium that tends to help in slower markets, because buyers searching “Summerlin” will pay for the name and the amenities. Henderson’s resale strength comes from range: there are buyers at every price point. From July through September 2026, Henderson’s median was flat year over year (+0.2%). Summerlin was mixed: 89135 was up 20% on luxury closings, while 89134 and 89144 were down about 9% to 10%. Homes in both areas were selling for roughly 97% to 99% of list price. Follow my monthly Las Vegas market report for the latest numbers.

My Take

I sell homes in both, and I do not think one is better. They are better for different people. If you are coming from California and want a newer home, cooler air and the mountains, Summerlin usually wins. If you want more home for the money, an easy airport run or a lake lifestyle, Henderson usually wins. The best way to decide is to spend one Saturday in each, and I am happy to build that tour for you. Start with my Summerlin guide and Henderson guide.
