Sun City Summerlin is where the 55+ market in Las Vegas started. Del Webb broke ground in 1989, finished in 1999, and left behind 7,779 homes, four recreation centers and three golf courses that the residents themselves own. More than three decades later it is still the largest age-restricted community in Nevada, and because it is so big, it is usually the 55+ community with the most homes to choose from on any given week.
I sell homes all over Las Vegas and Henderson, and Sun City is one of the places where I see the widest gap between a home that sells in a couple of weeks and one that sits. The difference almost always comes down to updates, the lot, and whether the price was set against the homes buyers are touring today. Below is how I break the community down for buyers and sellers.
Sun City Summerlin Snapshot, Fall 2026
Sales data: 138 closed sales, July through September 2026, Las Vegas REALTORS MLS. Home count: 55places. Not gated. ZIP 89134.
Who Sun City Summerlin Fits Best
Sun City works best for buyers who want an active social calendar and Summerlin’s location without paying Summerlin luxury prices. It is the most affordable way into a 55+ community on the west side of the valley, and the attached homes are some of the lowest-maintenance properties in Summerlin. If you want a guard gate or a brand-new build, look at Siena or Regency instead. If you want the most clubs, the most golf and the most choice at the lowest entry price, Sun City is hard to beat.
Homes and Price Ranges in Sun City Summerlin
Nearly every home here is single-story, which is a big part of the appeal. Prices move with three things: whether the home is attached or detached, whether it sits on the golf course or has a view, and how much has been updated since the 1990s.
| Home Type | Typical Size | Approximate Price Range | What to Know |
|---|---|---|---|
| Attached patio homes and duplexes | 1,003 to 1,757 sq ft | $249K to $599K (median $367K) | Lowest maintenance; popular with lock-and-leave and part-time residents |
| Detached single-family | 1,086 to 2,895 sq ft | $350K to $650K (median $478K) | 2 to 3 bedrooms, many with dens and 2-car garages |

Costs to Plan For
Budget for the Sun City Summerlin Community Association dues, which run in the low-to-mid $200s per month for most homes in 2026, and for a one-time new-owner assessment collected at closing. Dues cover the recreation centers, pools and community programming. Exact figures change, so I always confirm them in the resale package before my buyers commit. My Las Vegas and Henderson HOA guide walks through what to look for in those documents.

Selling a Home in Sun City Summerlin
Because there are so many homes here, Sun City buyers comparison-shop hard. Your home is not just competing with recent sales on your street; it is competing with every active listing of a similar plan across the community. That is why I price Sun City listings against both the sold comps and the homes buyers are touring this week, and why updated kitchens, flooring and HVAC show up so clearly in the final price. If you are thinking about selling, my cost to sell a house in Las Vegas breakdown is a good place to start, or you can request a pricing consultation.
