Choosing a Realtor in Las Vegas & Henderson: A Local’s Guide
August 1, 2026
The right Realtor in Las Vegas or Henderson is someone who knows the specific neighborhoods you’re considering, communicates clearly, negotiates well and has a network of inspectors, lenders and other pros to call on. Interview at least two agents, ask how they’d handle your exact situation, and pick the one whose plan makes sense to you. I’m Jason Aguirre, a REALTOR® with Huntington & Ellis and part of The Craig Tann Group, and this guide covers what to look for whether you’re buying, selling or investing.
Why local knowledge matters in Las Vegas
Las Vegas isn’t one market. Summerlin, Anthem, the rest of Henderson, central Las Vegas and North Las Vegas all behave differently, and prices can change from one side of a major road to the other. Homes can go under contract quickly, so an agent who already knows an area can help you move with confidence.
Every area has its own character
Summerlin is known for its parks, trails and mountain views. Anthem, in Henderson, is known for its landscapes and views. Henderson as a whole offers plenty of parks, shopping and dining. Central Las Vegas suits people who want to be close to the city. A local agent can explain the trade-offs between these areas, like commute, HOA rules, the age of the homes and what’s planned nearby, so you can compare them honestly.
Local agents see things listing sites don’t
A good local agent can spot red flags early, such as an HOA with high fees, a SID/LID assessment, or a house that needs major work to handle desert heat. They also hear about homes that are coming up for sale and know how sellers in a given area tend to negotiate.
What to look for in a Las Vegas Realtor
When you interview agents, focus on these things:
- Neighborhood knowledge. Ask what they know about the specific areas on your list, not just Las Vegas in general.
- Clear communication. You should know how often you’ll hear from them, how, and who else on their team you’ll deal with.
- Negotiation skills. Ask how they’d handle multiple offers, inspection repairs and appraisal problems.
- A network of professionals. Good agents work with reliable inspectors, lenders, title companies and contractors.
- A plan that fits your goals. The best agent for a first-time buyer, a move-up seller and an investor may look different. Ask how they’d approach your situation.
- An active license. You can look up any agent’s license with the Nevada Real Estate Division. Mine is S.0177167.
Questions to ask in an agent interview
- Which neighborhoods do you work in most often, and what’s changed there recently?
- How will you keep me updated, and how quickly do you usually respond?
- Walk me through how you’d write an offer, or price a listing, for a home like mine.
- Who will I actually work with day to day, you or someone on your team?
- Which inspectors, lenders and title companies do you work with, and why?
Pay attention to how specific the answers are. General promises are easy. A clear plan for your home, your budget and your timeline is what you want to hear.
Remember, your agent isn’t just a salesperson. They’re your partner in making a big financial decision, so pick someone you trust.
Buying a home in Las Vegas or Henderson

Start with pre-approval
Getting pre-approved for a mortgage tells you what you can afford and shows sellers you’re serious. It also keeps your search focused on homes that actually fit your budget.
Think about lifestyle, not just price
Do you want a quiet street or to be close to restaurants and shopping? What amenities can’t you live without? How long can your commute be? These questions narrow your search faster than scrolling through listings. I help buyers answer them, and then we look at the areas that match, including growing parts of Henderson and the valley.
Get help with the process
If you’re a first-time buyer, working with an agent who explains each step makes it much less stressful. I walk buyers through the offer, inspection, appraisal and closing so you don’t miss a deadline or a detail.
Selling your home in Las Vegas
If you’re selling, the agent you choose affects your price, your timeline and how smooth the sale feels. The basics are the same everywhere: prepare the home, price it right and market it well.
- Prepare the home. Small repairs, decluttering and staging help buyers see themselves living there.
- Price from recent sales. A good valuation uses recent comparable sales, condition and current demand in your neighborhood.
- Market it professionally. Quality photos and virtual tours bring more buyers through the door.

Investing in Las Vegas real estate

Decide on your strategy first
Are you after monthly rental income, long-term appreciation, or both? Your answer changes which areas and property types make sense. Summerlin and Anthem offer options for both approaches, and other parts of the valley suit different budgets.
Do the research
Look at rental demand in the area, the property’s condition and location, and all the costs: taxes, HOA fees, insurance, repairs and management. Check HOA leasing rules and local short-term rental rules before you buy, because they can change what a property can earn.
Look at what’s coming
When I analyze an investment, I look at local amenities, school assignments and planned development nearby, because those affect how desirable a property will be to renters and future buyers. I help investors compare properties side by side so the decision is based on numbers, not hope.

Frequently asked questions
How do I choose a Realtor in Las Vegas?
Interview at least two agents. Ask about their knowledge of your target neighborhoods, how they communicate, how they negotiate and how they’d handle your specific goals, and confirm their Nevada license.
What makes a good Realtor in Las Vegas?
A good Realtor knows the local neighborhoods, communicates clearly, negotiates well and has a reliable network of inspectors, lenders and title companies. They should put your goals first.
Do I need a different agent for buying, selling and investing?
Not necessarily. Many agents, including me, work with buyers, sellers and investors. What matters is that they have a clear plan for your situation.
Why use a local agent instead of just a listing website?
Listing sites show homes, but a local agent can spot red flags like high HOA fees or SID/LID assessments, knows how different areas compare, and handles negotiation and deadlines for you.
Does Jason Aguirre work in Henderson?
Yes. I help buyers, sellers and investors in Henderson, including Anthem, as well as across Las Vegas.
