How Do Home Prices Compare?

In the MLS, 460 Summerlin homes sold from July through September 2026 at a median of $675,000, compared with 46 sales in Green Valley Ranch at a median of $482,500. Looking only at single-family homes, the medians were $775,000 and $545,000. The gap per square foot is much smaller, $320 in Summerlin versus $291 in Green Valley Ranch, which tells you most of the price difference comes from home size and lot size, not just the name.

Both areas cover a wide range. In Green Valley Ranch you can find condos near Green Valley Parkway, family homes in the $450,000 to $700,000 range and custom estates in gated sections like The Estates that sell for $1 million and up. Summerlin runs from townhomes in the $300,000s to luxury homes in The Ridges and Red Rock Country Club well over $3 million. My Summerlin prices by budget guide breaks that down village by village.

HOA Fees and Special Assessments

Every Summerlin home belongs to one of three master associations. For 2026 those were set at about $74 a month in Summerlin North, $76 in Summerlin South and $69 in Summerlin West. Most neighborhoods also have their own HOA, and gated villages cost more. Some newer parts of Summerlin also carry a Special Improvement District (SID) assessment that pays for roads and utilities. It is billed separately from your HOA and can add a meaningful amount to your monthly cost, so ask for the payoff balance before you write an offer.

Green Valley Ranch has a modest master association and 31 sub-associations. The 13 non-gated sections can run under $50 a month, while the 18 gated sections can run several hundred dollars a month. Because the area is fully built, special improvement districts are not a factor the way they can be in newer Summerlin villages. My Las Vegas and Henderson HOA guide explains what to ask for in the resale package.

Newer Homes vs. Established Neighborhoods

This is the biggest practical difference. Green Valley Ranch was finished in 2002, so you are buying an established home with mature trees, grown-in landscaping and neighborhoods that have settled in. The tradeoff is age. Many homes from the mid-1990s to mid-2000s were built with Kitec plumbing, and roofs, water heaters and air conditioning units may be near the end of their life. Budget for updates and get a thorough inspection.

Summerlin gives you the full range, from 1990s homes in Summerlin North to brand-new construction in Summerlin West and South. Buyers who want a new home with a builder warranty, energy-efficient systems and a modern floor plan will find far more choice there. Lifestyle, Parks and Things to Do

Summerlin is built around the outdoors. The Review-Journal counts more than 300 parks, more than 200 miles of trails and 10 golf courses inside its borders, with Red Rock Canyon minutes away. Downtown Summerlin has shopping, dining, the Las Vegas Ballpark and City National Arena. Summerlin also sits several hundred feet higher than most of the valley, which usually means slightly cooler evenings.

Green Valley Ranch is more compact and more walkable. Redfin gives it a Walk Score of 52, and many homes are a short walk or bike ride from The District, a lifestyle center with shops, restaurants and residences, plus Green Valley Ranch Resort, Paseo Verde Park, the Paseo Verde Library and the Henderson Multigenerational Center. The Cliff, a new open-air shopping and dining center at Paseo Verde and St. Rose, is expected in 2027. I covered that in what is new in Green Valley and Henderson.

Commute and Getting Around

Green Valley Ranch wins on commute. It sits right on the 215, about 15 minutes from Harry Reid International Airport and about 20 minutes from the Strip outside rush hour, which is a big plus for people who travel often or work at the airport, the south Strip or in Henderson. Summerlin connects through the 215 and Summerlin Parkway, with typical drives of 25 to 30 minutes to the airport and 20 to 30 minutes to the Strip depending on the village.

Schools

Both areas have well-rated public schools and are close to strong private schools. In Green Valley Ranch, Redfin lists Twitchell Elementary at 8 out of 10 and Vanderburg Elementary at 7 out of 10 on GreatSchools. Summerlin has many highly rated public and private options, and ratings vary by village. School zoning in both areas changes by address and can change year to year, so confirm the zoned schools with the Clark County School District before you write an offer.
