Las Vegas Housing Market Update: September 2026

The Las Vegas housing market is flat and shifting toward buyers. The median single-family home sold for $475,000 in August 2026, down 1.0% from a year earlier. Homes for sale rose 5.3% to 7,590, which is 4.5 months of supply. Mortgage rates crossed 7% in late September. Homes are still selling, but buyers have more choices and more room to negotiate than they did a year ago.

Are Las Vegas home prices dropping?
Only slightly. A 1% year-over-year dip is a leveling off, not a crash. What has changed is how prices get set: with more homes to choose from, buyers compare closely, and well-priced homes sell while overpriced ones sit and then cut. The spread between a correctly priced home and an overpriced one is wider than it has been in years.
Is it a buyer’s or seller’s market in Las Vegas?
Las Vegas is in a balanced market that is leaning toward buyers. Economists usually call under 4 months of supply a seller’s market and over 6 months a buyer’s market. At 4.5 months, neither side has a clear edge, but the trend (more listings, slower sales, higher rates) favors buyers heading into winter.
How long does it take to sell a house in Las Vegas?
About three out of four single-family homes (74.8%) sold within 60 days in August, down from 77.5% a year earlier. Well-prepared homes still move fast: a Summerlin North home I listed this summer went under contract in 5 days. Out-of-state sellers I represented in Paradise went from listing to closing in 45 days. Homes that take longer usually have a pricing, condition or marketing problem.
What this market means for sellers
- Price to the last 90 days of sales, not to spring 2026 or your neighbor’s asking price.

- Make the first two weeks count. Most showings happen right after a home hits the market, so photos, video and pricing need to be right on day one.
What this market means for buyers
- You have more leverage than at any point in the last few years, especially on homes listed 30 days or more.
- Negotiate the payment, not just the price. A seller-paid buydown can save far more per month than a small price cut. Here’s how rates above 7% change the math.
- Cash buyers are about 1 in 5, so a well-prepared financed offer is still competitive.
