How Much Do Homes Cost in Henderson Right Now?
Redfin puts Henderson’s median sale price at about $495,000 for the three months ending in August 2026, essentially flat from a year earlier. Homes took a median of 58 days to sell, up from 51, and sold for about 98% of list price. About 39% of homes had a price cut before selling. That tells me buyers in Henderson are patient, and sellers who price correctly from the start avoid the long market times. Green Valley homes are typically older than those in Inspirada or Cadence, which often means larger lots and established landscaping at a lower price per square foot.

What This Means for Green Valley Homeowners
Reinvestment like The Cliff and the Green Valley Ranch renovation keeps an established area competitive with newer master plans. When buyers compare an older Green Valley home with new construction in Cadence or Inspirada, nearby shopping, dining and amenities are part of the decision. If you are thinking of selling, I will show you how your home stacks up against both the resale and the new home competition. You can also read selling a home in Las Vegas or Henderson.
