Summerlin Las Vegas: A Local’s Guide to Villages, Home Prices and Buying or Selling

July 11, 2026

Updated September 2026.

Summerlin is the large master-planned community on the west edge of Las Vegas, next to Red Rock Canyon, known for its villages, parks, trails and Downtown Summerlin. Developed by the Howard Hughes company since around 1990, it offers everything from condos to guard-gated luxury estates, plus a 55+ community in Sun City Summerlin. Summerlin North sits inside the City of Las Vegas; Summerlin South is in unincorporated Clark County. Both follow valley-wide trends: a $475,000 metro median single-family price and 4.5 months of supply in August 2026 (Las Vegas Realtors), with Summerlin typically priced above the metro median.

See current listings and village details on my Summerlin homes and neighborhood guide.

What are the villages in Summerlin?

Summerlin is divided into villages, each with its own feel, parks and often its own HOA on top of the Summerlin master association. A few buyers ask about most:

  • The Ridges: guard-gated luxury homes with Red Rock and Strip views
  • Red Rock Country Club and The Summit Club: guard-gated golf and luxury living
  • Sun City Summerlin: a large 55+ community with golf and clubhouses
  • The Vistas and The Hills: established neighborhoods with parks and schools nearby
  • Summerlin Centre: home to Downtown Summerlin and newer residential neighborhoods
  • Newer west-side villages such as Redpoint and Reverence, with new construction and mountain views

What ZIP codes are in Summerlin?

Summerlin mainly covers 89134, 89135, 89138 and 89144, with parts of 89145 and 89128. See my Las Vegas ZIP code guide to compare areas.

What is it like to live in Summerlin?

  • Outdoors: miles of trails, dozens of parks, and Red Rock Canyon at the edge of the community
  • Shopping and dining: Downtown Summerlin, plus neighborhood centers. See my Summerlin restaurant guide.
  • Sports and entertainment: the Las Vegas Aviators’ ballpark and the Golden Knights’ practice arena are in Downtown Summerlin
  • Commute: the 215 Beltway connects Summerlin to the airport and the rest of the valley

What should buyers know about Summerlin homes?

  • Two HOAs are common: the Summerlin master association plus a village or neighborhood association. Read my HOA guide.
  • Check for SID assessments in some newer areas.
  • Guard-gated vs. non-gated makes a big price difference within the same village.
  • Single-story homes are in high demand, especially near Sun City Summerlin.

Selling a home in Summerlin

Summerlin buyers compare homes village by village, so pricing to recent sales in your village and school area matters. This year I listed a Summerlin North home that went under contract in 5 days, and a Summerlin South seller told me the process was so smooth the home “suddenly” sold. See how I help sellers and explore my Summerlin page.
