Henderson, NV Real Estate Guide: Best Neighborhoods and What Homes Cost
July 2, 2026
Updated September 2026.
Henderson is Nevada’s second-largest city and one of the most popular places to buy in the Las Vegas Valley, known for master-planned neighborhoods, parks and a quieter pace than Las Vegas. It has its own city government, police and services, and neighborhoods ranging from 1990s Green Valley homes to guard-gated MacDonald Highlands estates and newer communities like Inspirada and Cadence. Henderson follows the same valley-wide market trends: a $475,000 metro median single-family price and 4.5 months of supply in August 2026 (Las Vegas Realtors).

Henderson vs. Las Vegas: what’s the difference?
- Separate city. Henderson has its own city council, police and parks department. Much of what people call “Las Vegas” is actually unincorporated Clark County.
- Neighborhood style. Much of Henderson is master-planned, with HOAs, parks and trails.
- Location. Henderson sits southeast of the Strip, with quick access to the 215 and I-11 toward Boulder City and Lake Mead.
- Home to the Raiders’ headquarters and practice facility.
What should buyers know about Henderson homes?
- HOAs are the norm, and some communities have both a master and a sub-association. Read my HOA guide.
- Check for SID assessments in newer communities like Inspirada and Cadence.
- Hillside homes in Anthem, Seven Hills and MacDonald Highlands have great views, but check grading, retaining walls and drainage.
- File for the 3% tax cap after you buy. See Nevada property taxes explained.
Selling a home in Henderson
Henderson buyers often compare several master-planned communities at once, so pricing to recent sales in your specific neighborhood matters. One of my Paradise Hills sellers had a buyer back out mid-escrow; we moved to a backup buyer and still closed. Planning ahead for the unexpected is part of the job. See how I help sellers and what it costs to sell.
