Best Neighborhoods in Las Vegas: How to Choose the Right One for Your Budget and Lifestyle
May 12, 2026
Updated September 2026.
The best neighborhoods in Las Vegas depend on what you want: Summerlin for master-planned amenities and Red Rock access, Henderson for family-friendly communities and its own city services, the northwest (Skye Canyon and Centennial Hills) for newer homes and a quieter pace, and the southwest for new construction near the 215. Prices follow a metro median of $475,000 for a single-family home (August 2026, Las Vegas Realtors), with master-planned and guard-gated areas above it and older central neighborhoods below.

How do I choose a neighborhood in Las Vegas?
- Start with your commute. The 215 Beltway and I-15 shape drive times. Map your work, the airport and the places you go most.
- Set your budget including HOA dues. Most neighborhoods have an HOA, and master-planned areas may have two. See my HOA guide.
- Decide new vs. resale. New construction brings warranties and builder incentives; resale brings mature landscaping, bigger lots and more negotiating room.
- Check schools directly with the Clark County School District and any charter or private schools you’re considering, since zoning can change.
- Visit at different times. Drive the area on a weekday morning and a weekend evening.
- Research safety fairly. Use official data and look at trends, not single incidents. See my guide to evaluating neighborhood safety.
Which Las Vegas neighborhoods are best for families?
Families often look at Summerlin, Henderson communities like Green Valley, Anthem and Inspirada, Skye Canyon and Centennial Hills for parks, newer schools and master-planned amenities. The best fit depends on your budget and which schools you’re targeting.
Which areas are best for retirees?
Sun City Summerlin, Sun City Anthem in Henderson and Sun City Aliante in North Las Vegas are the valley’s large 55+ communities. Many retirees also choose single-story homes in regular neighborhoods to avoid age-restricted rules.
Which areas offer the most for the money?
Older central neighborhoods, parts of North Las Vegas and the southwest’s resale market often offer more space per dollar. With 4.5 months of supply in August 2026, buyers anywhere in the valley have room to negotiate.
