Selling in Skye Canyon: New Build vs Resale and How to Price Against the Builders

October 6, 2026

What is my Skye Canyon home worth right now? Resale homes in the Skye Canyon ZIP code (89166) sold for a median of about $505,000 over the past year, at nearly full asking price, but the number that really sets your value is what the builders down the street are offering. About one in four MLS sales here is a brand new home, and once you count the builder sales that never reach the MLS, new construction is more than 40 percent of the market. Every resale is competing against new homes with builder incentives attached, so pricing well starts with understanding that competition.

I’m Jason Aguirre, a listing agent with Huntington & Ellis. I’ve sold more than 350 homes across Las Vegas and Henderson, and I work in Skye Canyon and the northwest valley regularly. This guide is written for Skye Canyon homeowners who are thinking about selling and want to know how the new build market affects their price, their timeline, and their strategy. If you are buying, my Skye Canyon buyer’s guide covers schools, amenities, and neighborhoods.

Skye Canyon at a Glance

Skye Canyon is a master planned community of roughly 1,700 acres in the 89166 ZIP code in northwest Las Vegas, developed by Olympia Companies beginning in 2015. It is planned for more than 5,000 homes and is centered on Skye Center, with resort style pools, a fitness center, sports courts, and community events, plus Skye Canyon Park and a trail network connecting the neighborhoods.

Builders still actively selling in and around the community include Shea Homes, Lennar, Century Communities, Woodside Homes, and Taylor Morrison, with most new home pricing starting in the $400s and Shea’s move up plans starting around $500,000. According to Las Vegas REALTORS® MLS data for the 89166 ZIP code over the 12 months ending September 2026, resale homes sold for a median of $504,500 at about 99.7 percent of list price, after about 31 days on market. New construction homes recorded in the MLS sold for a median of $526,358, down 7.5 percent from the year before as builders leaned harder on pricing and incentives. Resale inventory has also grown to about 5.3 months of supply as of September 2026, up 29 percent from a year ago, so sellers now face more competition from each other as well as from the builders.

How Much of the Skye Canyon Market Is New Construction?

In most established Las Vegas neighborhoods, resales are nearly the entire market. Skye Canyon is different. Because the master plan is still building out, builders are selling homes every week alongside resale sellers. In the MLS, new construction accounted for 200 of the 752 closed sales in the 89166 ZIP code over the past 12 months, roughly 27 percent, or about one in four.

That is only the part of the market the MLS can see. Many builder sales close directly through the builder’s own sales team and are never entered in the MLS. When you add those builder direct sales back in, my read of the market is that new construction makes up more than 40 percent of all home sales in this area. That means for almost every buyer who chooses a resale, there is another buyer walking into a builder’s sales office a few streets away. When I prepare a Skye Canyon home value, I look at both: the resale comps in the MLS and the current builder inventory, base prices, and incentives.

New Build vs Resale: What Skye Canyon Buyers Are Comparing

Buyers rarely compare base price to base price. They compare the total cost of getting into a finished home and the monthly payment that comes with it. Here is how that comparison usually plays out.

Builder incentives move the monthly payment

Builders in Skye Canyon commonly offer mortgage rate buydowns and closing cost credits, usually tied to their preferred lender. A buyer who qualifies for a builder’s reduced rate may see a lower monthly payment on a new home than on a resale at the same price. That is the single biggest reason resale sellers lose buyers to the builders, and it is also something a resale seller can match with a seller credit.

The base price is not the finished price

A new build’s advertised price usually does not include backyard landscaping, window coverings, a refrigerator, upgraded flooring, or lot premiums. By the time a buyer finishes a new home to the level of a typical resale, the real cost is often tens of thousands of dollars higher than the sign out front. A resale with a finished yard, shutters, and upgrades already in place has real value, and that value needs to be shown to buyers clearly.

Timing and certainty

A to be built home can take months to finish, while a resale can close in about 30 days. Buyers relocating, selling another home, or ending a lease often value that certainty. Builders know this, which is why they push their quick move in inventory with the strongest incentives.

Fees, assessments, and construction nearby

Skye Canyon HOA dues generally run about $75 to $200 per month, and some sections carry sub association dues or special improvement district (SID or LID) balances. Those should be verified for your specific home before listing. Buyers in newer phases also live with active construction around them for a while, which established streets do not.

How to Price a Skye Canyon Resale When the Builders Are Your Competition

The resale homes that sell quickly in Skye Canyon are priced against the builders’ net price, not just against the last resale on the street. When builders raise incentives, the effective price of a new home drops, and the resale market has to respond. That is market movement, not a mistake by the seller, and the sellers who adjust early usually net more than the sellers who wait.

When I price a Skye Canyon home, I build the analysis around four things: recent resale comps adjusted for pools, upgrades, and lot; active and pending resales that buyers are touring this week; current builder base prices and incentives within the community; and the days on market buyers are giving homes in your price range. From there we decide whether it is smarter to price sharply, offer a rate buydown credit, or both.

A resale priced slightly below the builder’s finished cost, with a credit a buyer can use to buy down their rate, often gives buyers everything the builder offers plus a finished home they can move into right away.

What Resales Offer That New Builds Don’t

A finished backyard and pool is one of the biggest advantages a resale has over a new build.

Resale sellers in Skye Canyon have real advantages, and good marketing puts them front and center. A resale offers a finished backyard, and often a pool and spa that would cost a new build buyer a large amount extra. It comes with window coverings, appliances, and upgrades already in place, mature landscaping, and an established street without construction traffic. It can close on a flexible timeline, and many resales sit on lots and in locations that are no longer available from the builders.

Frequently Asked Questions

What percentage of Skye Canyon home sales are new construction?

About one in four home sales recorded in the MLS for the 89166 ZIP code is new construction, 200 of 752 sales over the 12 months ending September 2026. Because many builders sell directly without listing in the MLS, the true share of all sales is higher. Counting those builder direct sales, new construction is more than 40 percent of the market.

Is it better to buy a new build or a resale in Skye Canyon?

It depends on the buyer’s timeline and budget. New builds offer warranties and builder incentives such as rate buydowns. Resales usually offer a finished yard, upgrades already included, a faster close, and room to negotiate on price and credits. Comparing the total finished cost and the monthly payment side by side gives the clearest answer.

How long does it take to sell a home in Skye Canyon?

Resale homes in the 89166 ZIP code spent about 31 days on market over the past 12 months, up about 15 percent from the year before, while resale inventory climbed to about 5.3 months of supply. Homes priced in line with builder incentives tend to sell in that window, while homes priced against older resale comps tend to sit.

Do I need to match builder incentives to sell my Skye Canyon home?

Not always, but you need to account for them. A seller credit that a buyer can use for a rate buydown or closing costs often competes better than an equal price reduction, because it lowers the buyer’s monthly payment.

What are HOA fees in Skye Canyon?

Master association dues generally run about $75 to $200 per month and include access to Skye Center. Some neighborhoods also have sub association dues or SID or LID balances, which should be confirmed for each property.
