Living Near Centennial Hills Hospital: Northwest Las Vegas Guide
June 20, 2026
Living near Centennial Hills Hospital means having a full-service hospital a short drive from home in northwest Las Vegas, plus shopping, parks and newer neighborhoods like Skye Canyon close by. For buyers it’s a convenience, for sellers it’s a selling point, and for investors it’s a steady source of renters who want to live near work. I’m Jason Aguirre, a REALTOR® with Huntington & Ellis, and here’s what I tell clients who are looking at homes in this part of town.
What Centennial Hills Hospital means for the northwest
Centennial Hills Hospital Medical Center is part of the Valley Health System and serves the Centennial Hills area and the wider northwest valley. It matters to the housing market in three ways.
Healthcare close to home
For a lot of buyers, having an emergency room and hospital services nearby is simply peace of mind, especially if someone in your household has ongoing health needs. Routine appointments and emergencies both mean a shorter drive than they would from many other parts of the valley.
A major local employer
The hospital is a major employer in the northwest, with jobs ranging from clinical to administrative roles. People who work there often want to live nearby to cut down on their commute, which adds steady demand for homes and rentals in the surrounding neighborhoods.
Services that grow around it
A hospital attracts medical offices, pharmacies, restaurants and shops. Over time, that makes daily life more convenient for everyone who lives nearby, not just people who need medical care.
What it’s like to live near the hospital

Neighborhoods and housing
The area around the hospital has a mix of single-family homes, townhomes and condos, with newer master-planned neighborhoods like Skye Canyon nearby. Buyers here usually find more recently built homes than in older parts of the valley, and a range of sizes and price points.
Parks and outdoor space
Floyd Lamb Park at Tule Springs is close by, and many neighborhoods in the northwest have their own parks and walking paths. The mountains to the west are part of the view from many streets.
Commuting and access
US 95 runs through the northwest and connects the area to the rest of the valley, and the 215 Beltway gives you another route across town. That makes trips to work, the Strip or Summerlin straightforward from most northwest neighborhoods, though your drive time will depend on where you’re headed and when.
How it compares to Summerlin and Henderson
Summerlin is known for its planned amenities and trail system, and Henderson and Anthem offer mountain views and a suburban feel on the other side of the valley. Centennial Hills gives you newer housing and services close at hand in the northwest. If you’re weighing areas, my guide to the best neighborhoods in Las Vegas walks through them side by side.
Tips for buyers near Centennial Hills Hospital
Being close to a hospital is a plus for most people, but “close” can mean different things. Here’s what I check with buyers:
- Drive the route. Time the drive to the hospital, your work and your usual errands at the hours you’ll actually make them.
- Listen for traffic and sirens. Homes right on the main roads leading to the emergency entrance will hear more ambulance traffic than homes a few streets in. Visit at different times of day.
- Check what’s planned nearby. The northwest is still growing. Find out what’s zoned for any empty land near the home.
- Review HOA rules and fees. Many northwest neighborhoods have HOAs, and some newer ones also carry SID or LID assessments. Get the numbers before you write an offer.
- Compare new and resale homes. New construction nearby may come with builder incentives but also newer HOAs, bare yards and SID/LID charges. Resale homes often have finished landscaping, window coverings and patio covers already in place.
- Check the heat basics. Ask about the age of the AC unit and the roof, and look at which rooms face the afternoon sun. Northwest summers are just as hot as the rest of the valley.
- Look up school assignments. If schools matter to you, confirm which ones serve the exact address with the school district.

Tips for sellers near the hospital
If you’re selling in Centennial Hills, the hospital is part of your story:
- Mention the location in your listing. Buyers who work at the hospital, or who want healthcare nearby, search for exactly that. Show the drive time.
- Price from local sales. Base your price on recent comparable sales in your neighborhood, not on the valley as a whole.
- Show the home as move-in ready. People who are relocating for a job often want to move quickly, so fix the small things and stage the main rooms.
- Highlight daily convenience. Nearby parks, shopping and freeway access all belong in the description.
Investing near Centennial Hills Hospital

Rental demand from people who work nearby
Hospital staff and people who work in the medical offices around it create steady interest in rentals close to work. Some want a long-term lease, and others, such as traveling healthcare workers, look for furnished rentals for a few months at a time. If you’re thinking about furnished or shorter stays, check the current rental rules for that exact address first, along with any HOA limits on leasing.
Long-term holds
For a buy-and-hold investor, the appeal is that a hospital and the services around it tend to stay put, which supports housing demand in the area over time. Look for homes close to amenities with low maintenance needs, and run the numbers with realistic rent, HOA, tax and repair costs rather than best-case estimates.
Get a property-by-property analysis
Two homes on the same street can perform very differently as rentals. I help investors compare properties on rent potential, costs and rules before they buy. You can read more about how I work with buyers in how locals actually win homes in Las Vegas.
