My Take on Sandstone

I recently helped a buyer purchase a home at Sandstone, so I have spent real time out there, and I am impressed by how quickly the community is taking shape. The planned parks and recreation areas look excellent. I see Sandstone as a strong opportunity for first-time buyers, and for buyers who want to move up to more square footage at a reasonable price. For military buyers, the location is a real advantage: Sandstone sits between Nellis Air Force Base and Creech Air Force Base, with the 215 and I-15 close by for the drive to Nellis and US-95 for the drive to Creech.

What Comes Standard in a KB Home at Sandstone?

KB designs these homes to be ENERGY STAR certified and WaterSense labeled. The plans I reviewed list low-E windows, a smart thermostat, a kitchen island, a kitchen USB charging port and an open great room, and Plan 2212 adds a tankless water heater. KB’s own estimate for Plan 2212 puts annual energy costs at about $1,680 versus about $3,432 for a typical used home, though actual savings vary. Finishes, flooring, cabinets and many options are chosen at the KB Design Studio, and those selections add to the base price, so set an upgrade budget before your appointment.

Parks, Trails and What Is Nearby

KB plans more than 12 acres of parks across Sandstone, with a trail system and a new trailhead into Tule Springs Fossil Beds National Monument. Planned amenities include pickleball and basketball courts, a dog park, playgrounds, ramadas, barbecue and picnic areas and horseshoe pits. These are listed as planned or future amenities, so I will get you the construction schedule before you count on them.

Which Schools Serve Sandstone?

Sandstone is in the Clark County School District. KB lists these nearby schools for both Gardens and Landings: Don E. Hayden Elementary School (150 W. Rome Blvd., about 2 miles), Ruby Duncan Elementary School (250 W. Rome Blvd., about 2 miles), Brian and Teri Cram Middle School (1900 Deer Springs Way, about 3 miles) and Legacy High School (150 W. Deer Springs Way, about 1.5 miles). School zoning can change as new neighborhoods open, so confirm the assigned schools for a specific address with CCSD’s zoning search before you sign.

What Will It Really Cost Each Month?

KB is advertising rates as low as 4.99% (5.781% APR) on an FHA 5/1 ARM. Here is what that means on a Landings Plan 1572 at its $391,990 base price with 3.5% down: principal and interest is about $2,028 a month at 4.99% versus about $2,517 at 7%. That is a difference of roughly $490 a month. A 5/1 ARM is fixed for five years and then adjusts, so make sure the payment still works if the rate goes up, and ask whether the offer applies to the specific home and requires KB’s lender.

The base price is only part of the payment. Before you write a contract, get these in writing. I request them for my buyers on every new home contract:

CostWhat to Ask
HOA duesKB does not publish the amount online. Ask for the monthly dues for both the Villages at Tule Springs master association and any Sandstone sub-association.
SID or LID assessmentSpecial improvement district assessments are common in North Las Vegas master plans. Ask whether the lot carries one and what the annual payment is.
Homesite premiumCorner, larger or better-located lots cost more. Get the premium for the exact lot.
Design studio upgradesFlooring, cabinets, counters and appliances can add thousands. Set a budget first.
Backyard, blinds and fridgeAsk what is included. Rear landscaping and window coverings are often extra on new homes.
Property taxesNew homes start at full assessed value. Nevada caps annual increases on a primary residence at 3%.

For a deeper look at those last two items, see my HOA guide for Las Vegas and Henderson and Nevada property taxes explained.

New Construction vs. Resale in 89084

Sandstone competes with resale homes in the same zip code, and that market is softer than it was a year ago. In September 2026, the median single-family resale in 89084 was $458,000, up 2.9% from a year earlier, with homes going under contract in a median of 34 days and selling for 98.8% of list price. Pending sales fell 20.6%, and there were about 3.7 months of inventory. That gives buyers room to negotiate on resale homes, which often come with finished backyards, window coverings and a lower, already-capped tax bill.

How to Tour Gardens and Landings at Sandstone With Your Own Agent

Call or text me at 702-960-2289 or send me a message before you visit, and I will schedule your tour of the Landings models and the move-in ready homes, and get you on the list for Gardens. This matters because the sales team in the model works for KB Home, and builders typically require your agent to be registered on your very first visit in order to represent you. If you walk in on your own first, you may lose the chance to have your own representation. I will compare Sandstone’s incentives with other new home communities and resale options, review the contract and lot premium, and schedule independent inspections before drywall and before closing, usually at no cost to you because the builder typically pays the buyer’s agent.
